The number of home sales through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in May were on par with the same month last year. There were 694 residential sales last month, an increase of 11 per cent compared to April, and an increase of 7.2 per cent compared to the previous ten-year average for May.

Total residential sales in May included 429 detached (up 2.6 per cent), and 68 condominium apartments (down 23.6 per cent). Sales also included 137 townhouses (down 4.2 per cent) and 60 semi-detached homes (up 36.4 per cent).

“Home sales were strong last month,” says Brian Santos, KWAR President. “May is often the most active month in a given year, but the way sales picked up in momentum after the Victoria Day holiday makes me think we could see sales activity in June surpass May.

The average sale price of all residential properties sold in May increased by 10.6 per cent to $534,348 compared to May 2018. Detached homes sold for an average price of $623,289 an increase of 9.1 per cent compared to May of last year. During this same period, the average sale price for an apartment style condominium was $332,309 for an increase of 11.3 per cent. Townhomes and semis sold for an average of $402,426 (up 9.8 per cent) and $432,207 (up 9.3 per cent) respectively.

The median price of all residential properties sold last month increased 11.2 per cent to $495,000, and the median price of a detached home during the same period increased by 10.4 per cent to $575,000

REALTORS® listed 1,123 residential properties in K-W and area last month, an increase of 5 per cent compared to May of 2018, and an increase of 12 per cent in comparison to the previous ten-year average for the month of May. The total number of homes available for sale in active status at the end of May totalled 1,012, a decrease of 0.8 per cent compared to May of last year, and well below the previous ten-year average of 1,607 listings for May. Months Supply of Homes for sale stood at 2.1 months in May, which is on par with the same period last year.

“It was good to see more listings coming onto the market in May, but home buying demand continues to outpace the number of homes available,” says Santos. “I hope to see more listing activity in June and into the summer months. With mortgage rates as low as they are—demand from buyers is bound to stay strong, making it a good time to sell your home.”

The average days it took to sell a home in May was 12 days, compared to 13 days in May 2018.
While the majority of residential MLS® System activity is properties for sale, REALTORS® are increasingly asked to represent landlords and tenants. Last month 65 residential leases occurred through KWAR’s MLS® System, an increase of 8.3 per cent compared to May of last year and a 164.2 increase compared to the previous ten-year average.

Go Green and Help the Environment

For a Free Home Value Report, CLICK HERE

The recent floodings in Canada and around the world are clear signs of the global warming phenomena the scientist been warning us about. Global warming is shifting rainfall patterns, making heavy rain more frequent in many areas of the country.
Unless we take immediate action to reduce global warming emissions, these impacts will continue to intensify, grow ever more costly and damaging, and increasingly affect the entire planet — including you, your community, and your family.
The environment we live in is important and we all have to do our best to protect it. Being eco-friendly doesn't require going solar or growing all your own food. A few simple changes in our lifestyle can go a long way to combat both high energy bills and global warming.
1. Plant a treeA single tree will absorb one ton of carbon dioxide over its lifetime.
2. Change a light bulbReplacing one regular light bulb with a compact fluorescent light bulb will save 150 pounds of carbon dioxide a year.
3. Walk, bike, carpool or take the transitYou’ll save one pound of carbon dioxide for every mile you don’t drive. If you must drive, keep your car tires inflated properly to improve gas mileage. Every gallon of gasoline saved keeps 20 pounds of carbon dioxide out of the atmosphere.
4. Recycle You can save 2,400 pounds of carbon dioxide per year by recycling just half of your household waste.
5. Use less hot waterIt takes a lot of energy to heat water. Use less hot water by installing a low-flow showerhead and save 350 pounds of carbon dioxide per year, and washing your clothes in cold or warm water can save 500 pounds of carbon dioxide per year.

6. Pay attention to packagingYou can save 1,200 pounds of carbon dioxide if you cut down your garbage by 10%. Always remember to bring reusable bags with you when you go shopping. Keep handy a reusable bag that crunches into a small pouch.
7. Buy products locally and reduce the amount of energy required to drive your products to your store. The consumable products we all purchase represent over half of the average family’s carbon footprint.
8. Adjust your thermostatSet your thermostat a few degrees lower in the winter and a few degrees higher in the summer to save on heating and cooling costs. This could save 2,000 pounds of carbon dioxide a year.
9. Turn off electronic devicesSimply turning off your television, DVD player, stereo, and computer, when you’re not using them, will save you thousands of pounds of carbon dioxide a year.
10. Spread the wordActing individually is not enough to solve the global warming problem. We must bring pressure on power holders and decision makers in government to promptly and decisively act on the national and international levels to curb greenhouse gas emissions.

How to Make Your Garage Sale Fun and Profitable

For a Free Home Value Report, CLICK HERE

Rather than discarding what you may no longer use or want, a yard or garage sale can help you clear clutter and earn some extra cash. A garage sale can be a profitable and fun way to make sure items you no longer use or want are reused. Holding a garage sale is easy to do and all it takes is some time, a few organizational skills, some marketing and you will be on your way to turning your junk into cash.
The following are some tried-and-true tips for a successful garage sale:
1. Planning
The success of your garage sale depends on how well you organize for this big event. You should prepare yourself several weeks in advance as you have to sort, clean, test, repair, label and count all items included in the sale. Choose a date that will not conflict with holidays. The weekends are a better choice than weekdays because more people are likely to show up. You should also consult your real estate agent about any pertinent bylaws from your municipality as certain cities control the number and length of garage sales in their area. Ask neighbours if they want to take part in a neighbourhood sale as this will give your sale a party atmosphere, which will draw larger crowds!
2. Items for Sale
You should display and sell practical household goods, bicycles, children’s toys, clothes, sports equipment, and garden tools in your garage sale. All items should be clean, polished, and in good repair. Remember to limit yourself to the sale of used personal items, otherwise, you'll need a permit and GST/PST registration numbers if you are selling new items.
3. Advertising
As the big day approaches, promote your event effectively to attract as many people as possible. Put up posters in your neighbourhood to promote your event and write your address in big letters and don't forget to include the date and time of your garage sale. Make sure that the poster is legible from 10 to 15 meters away. You could also place a classified ad in your neighbourhood newspaper, distribute flyers to your neighbours, and get your family and friends to help spread the word about your garage sale.
4. Displaying Your Items
Before your event begins, ensure that you display your items attractively in neat and clean surroundings. Place things in categories as it will look more attractive. Place the more desirable items toward the back so browsers can notice other merchandise on their way to the best items.
5. The Big Day
On the day of your garage sale put up a big poster with balloons at the end of your street as well as the busiest intersection near your house to attract and direct people. Be ready early because the real garage sale pros tend to be early birds. Mark the price of articles and leave some room for bargaining. Don't be too rigid about the prices because you are having fun while cleaning out your house and garage. Make sure you have change, bags, boxes and tissue paper for fragile items and remember to have an extension cord and batteries to test that certain items are in working order. Use your big event as an opportunity to mingle with the neighbours and create a sense of community. Be creative and have fun!
Mark the season of spring as your time to clean up your house and discard items that are cluttering the garage and house. Throwing a garage sale will help you do just that while having fun and enjoying a sunny afternoon.

Is it Time to Lock into a Fixed Rate Mortgage?

For a Free Home Value Report, CLICK HERE

One of the most agonizing decisions homeowners make is whether to go for fixed or variable Mortgage.  The decision could end up costing – or saving – big bucks on what is often the single biggest purchase many will make. Research shows that, in the past, a variable-rate mortgage has been cheaper than a fixed-rate one. But today’s market is different from decades past in two big ways.
The spread between fixed and variable rates is extremely low by historical standards. And we can no longer rely on a long-term downtrend in rates. Given that, the historical advantage of a variable is less applicable today.
Since rates only have one way to move – up – a lot of people are now wondering if they should lock into a fixed rate mortgage. Is it a good idea? Probably, but it depends. Here are four things to consider before locking into a fixed rate mortgage.
What does a Fixed Rate mean?
The interest rate on a fixed rate mortgage stays the same throughout the life of the loan. Typically, the standard for fixed-rate loans is the 5 years fixed rate loan although you can choose to go as long as 10 years in some cases. You can also find fixed-rate loans with shorter pay-off periods. When loan periods are shorter, you will have higher monthly payments, but slightly lower interest.
When are Fixed Rate Loans better?
The advantage of the fixed rate mortgage is that the payment is the same each month. This is important especially when interest rates are unpredictable. When interest rates rise, people with adjustable rate mortgages are faced with increasing monthly mortgage payments.
A fixed-rate loan means you will always know how much your home payment will be each month, regardless of what is happening with the economy or current interest rates.
What’s the downside of Fixed Rate Loans?
The disadvantage is that the interest is generally a little higher than an adjustable rate. With a fixed-rate loan, you’ll always pay the same amount of interest. That is great when interest rates are climbing, but if they drop below your interest rate, you will continue paying the higher amount of interest. Of course, you can always refinance a fixed-rate loan in order to get down to the best-fixed rate mortgage but this may not always be an option.
Over the life of your fixed-rate loan, you will pay a substantial amount of interest. In fact, you will probably pay hundreds of thousands of dollars in interest. There are ways to manage your mortgage so that it is an investment that works for you, and you can do this by talking to a mortgage specialist.
Should you have a Fixed Rate Mortgage?
You should discuss your particular situation with a talented mortgage specialist. Generally, you'll find that fixed rate mortgages are the right choice if:
• You think interest rates are low
• You can afford the payment for the house you want
• You need to budget for and predict monthly payments
• You will keep your home for a relatively long period of time
The best-fixed rate mortgage works for you and your lifestyle. If you'd like the peace of mind that comes with a stable interest-rate payment, then a fixed-rate mortgage may be the ideal choice. Borrowers often choose fixed-rate mortgages when interest rates are low and are expected to rise.

There were 623 residential sales in April through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR), an increase of 1.1 per cent versus the same month last year, and up 2.2 per cent compared to the previous ten-year average for April.

Total residential sales in April included 394 detached (up 15.2 per cent), and 75 condominium apartments (up 1.4 per cent). Sales also included 113 townhouses (down 28.9 per cent) and 41 semi-detached homes (no change).

“While sales of detached homes did jump a fair bit compared to the same month last year, they were actually on par with the previous 10-year average for April,” says Brian Santos, KWAR President. “

The average sale price of all residential properties sold in April increased by 10.9 per cent to $529,800 compared to April 2018. Detached homes sold for an average price of $611,803 an increase of 7.6 per cent compared to April of last year. Average sale prices hit an all-time high in April notes Santos. “These are the highest sale prices we’ve ever posted in a single month. It’s only the third time the overall residential sale price has exceeded half a million, and for the first time, the average price of a detached home climbed over the 600-thousand-dollar mark.

Likewise, median prices reached an all-time high in April. The median price of all residential properties sold last month increased 11.4 per cent to $490,000, and the median price of a detached home during the same period increased by 11.1 per cent to $568,500

Choosing Outdoor Lighting to Improve Your Home's Curb Appeal

For a Free Home Value Report, CLICK HERE

Well-executed exterior lighting can enhance the architectural detail of your property and makes your home look beautiful in the evening adding an abundance of curb appeal.   Aside from aesthetics, good exterior lighting can give you and your guest’s added security and peace of mind when entering and leaving your home.
Much of the success of exterior lighting depends mainly on its design. Professional lighting designers often talk about “moonlight effect.” That’s a naturalistic look that features light no more intense than that of a full moon, but still strong enough to make beautiful shadows and intense highlights.
A well-lit front entrance enables you to greet guests and identify visitors. Wall lanterns on each side of the door will give your home a warm, welcoming look while assuring the safety of those who enter.
Install a single fixture above the garage door to provide lighting for safety and security. Consider installing a motion sensor on these fixtures or a photocell that turns the lights on at dusk and off at dawn to save energy.
Another important factor is making your home secure and safe from intruders and animals. Good lighting around the entire perimeter of your home can be a deterrent in itself. Illuminate any side of the house that would otherwise be in shadows. Spotlights installed on your eaves will accomplish this, or, for a more dramatic look, consider ground lights pointed up to graze your walls.
Steps, paths, and driveways should be illuminated to make sure family members and guests are able to move about easily and safely after dark. You can install path lights or post lanterns or attach lights to the side of the house.  Low-level path lights, which spread circular patterns of light, will brighten your walkway while highlighting nearby flower beds, shrubs and ground cover. Low-level path lights can also be used to define the boundaries of long driveways.
If you have added exterior features like a swimming pool, an exterior porch or entertaining space, ensure these areas are well lit as well.
Choose lighting fixtures that look beautiful, but also throws light a good distance away from your home. This will help illuminate dark areas and aid your vision to see outside from inside your home. If you have a large property, floodlights installed on the corners of your home will help throw light further than average wall sconces on the exterior of your home.
Another consideration to keep in mind is to select outdoor light fixtures that are energy efficient and made of durable material to suit the harsh outside temperatures during the hot summer days and cold winter nights.  In most cases, fixtures made of cast aluminum are a very durable option.

9 Tips to Help Sell Your Home in a Slow Market

For a Free Home Value Report, CLICK HERE

Selling a house in a slow real estate market can be difficult. In times like these, it's not enough to simply list your home and wait; you actually have to sell your home. No one really wants to sell anything when the market is bad, however, it's not impossible to sell your house in these conditions. It just takes a positive attitude and a different kind of game plan.
Even though the market's not favourable to sellers and widespread economic recovery may be months, even years off, there are a number of tactics available to increase the likelihood of a sale.
1. Know your market
One of the most important things you can do to get your house sold is to learn your market, the value of your property and your competition. Most sellers operate in the dark, simply offering the property for the price they want, without regard to what other homes have sold for and are currently selling for. Undervaluing or overpricing your home can cost you tens of thousands of dollars.

2. Price your home right
With homes sales slowing and prices plunging, there's little doubt that selling for a good price in today's market is going to be tricky. The median existing-home price dropped more than 7% compared with the same month last year, according to the National Association of Realtors. So if you try to ask as much for your property as your neighbour got a year ago, you're going to turn off potential buyers. Instead, price your home conservatively by looking at similar houses currently on the market. Also, look at the homes that aren't selling. Chances are those owners priced their homes too high.
If you really want to stimulate a sale, you should underprice your property by just a little. Trimming the price by a few thousand dollars can generate more foot traffic and create a buzz.
3. Make your home presentable
Keep your house looking good at all times, repair things that are broken, and replace things that are rundown. Add a fresh coat of paint (neutral colours preferred), freshen up landscaping, trim trees, clean up clutter and remove personal items, so that prospective buyers can picture themselves in the home rather than seeing you there.
To guarantee a quick sale, consider using a professional home staging service. Your property must make a strong, positive impression. Staging a home is the cheapest way to make a house look different from your competition so it becomes the most memorable one that the buyer saw.
4. Market your home aggressively
In addition to using the multiple listing services, advertise in local papers and be sure to include beautiful photos. Each photo should showcase something interesting and unique about the property.
Place numerous signs and flags in front of your home so that your house is easily seen. Consider placing a well-designed flyer in front of the house. Make sure the flyer has great photos of the property from all angles, inside and out, as well as a link to a web site where people can take a "virtual tour."
5. Be flexible with showings
It only takes one Buyer to get your home sold. Don’t make your Realtor feel as though their request for a showing is an inconvenience.
6. Play up your home’s best features
If you have fireplaces, make sure that you have fires burning so that there are a beautiful warm glow and the sound of crackling. If you have a gourmet cook’s kitchen, have some great-smelling treats baking in the oven. Turn on soothing music. Set all lights and lamps if the home looks dark or feels heavy. Lighting is crucial. Do the same as if you were having a formal dinner party- the house will certainly sparkle.
7. Offer buyers incentives
A low price may be incentive enough for some buyers, but others might be holding out for something more. This is where creativity can really take over. Perhaps you can throw in a new set of kitchen appliances, or a 3-day paid vacation in Mexico. There are a ton of incentives that speak to the heart of the buyer; be creative and see which one speaks to yours.
8. Offer flexible terms
Often, the best way to sell a home more quickly in a buyers market is to adjust the terms of the sale instead of the price. While it may sometimes be necessary to adjust the asking price downward or to negotiate a lower price with the buyer, sometimes offering help with closing costs or extended settlement date, will go a lot further.
9. The first offer rule
If you get an offer within the first few weeks, the tendency is for sellers to try and hold out for a better offer. This is generally a mistake. The biggest fish usually bite first, so keep in mind that your first offer will often be your best.

Lastly, keep a positive attitude!
